What you get
A probate filing is a public court record. Turning it into a lead takes finding the property, the right person and the right moment. That’s the work we do every week.
Every new filing, every week
Formal, informal and decree-of-descent cases from all 87 Minnesota counties, plus every case back to 2009 to search.
Matched to the property
We match the decedent to homes they still own across the seven metro counties, with a confidence score you can filter on.
Who to write to
The personal representative’s mailing address, with out-of-state representatives flagged. They are the ones who decide to sell.
Value and distress signals
Estimated market value, homestead status, year built, and whether taxes are delinquent or there are open code violations.
Your pipeline, built in
Mark each estate Researching, Mailed, Offer made or Closed, keep notes, and see it all on a map.
Ready for the mail house
Export any search to CSV for a mail merge. A weekly email lists the new filings in your counties.
More than a weekly spreadsheet
Probate lists for the Twin Cities sell for around $149 per weekly file, a few dozen names at a time, for four counties. North Star Probate is $99 a month for all seven metro counties, with every past filing included and the property already found.
- ★Statewide filings, not just the four biggest counties
- ★Search 15+ years of cases, including estates that never retitled the house
- ★Value, homestead, delinquent taxes and code violations on every match
- ★Your own pipeline and notes, shared with your team

Handled with care
Behind every filing is a family dealing with a death. We give mailing addresses, not phone numbers, and every subscriber gets our guide to contacting a personal representative respectfully. Accounts that harass families are closed.
Questions
- Where does the data come from?
- Official Minnesota court records for the probate filings, matched to official county property records. We refresh weekly, and cases that become non-public are removed.
- Which counties have property matching?
- Anoka, Carver, Dakota, Hennepin, Ramsey, Scott and Washington today. Filings and personal representative addresses cover all 87 counties; matching for greater Minnesota is next.
- How accurate are the property matches?
- Each match shows how it was made. Name-and-address matches are strong; name-only matches on common names are dropped rather than guessed. Always confirm ownership before you act.
- Do you include phone numbers?
- No. Cold-calling grieving families is both unkind and a legal risk under federal telemarketing rules. We give mailing addresses and a guide to writing a respectful letter.
- Can I cancel?
- Yes, any time, from your account page. You keep access to the end of the month you paid for.
